Start with the numbers before falling in love with a property.

I have estimated a comfortable monthly payment, not just the maximum I might qualify for. I know how much down payment I have available and where the funds are coming from. I have planned for closing costs beyond the down payment. I understand when a deposit may be required after an accepted offer. I have spoken with a lender or mortgage professional about pre-approval. I have set aside a practical buffer for repairs, moving, utility setup, and surprises.

Documents and preparation

Organize the details that often slow buyers down.

I have gathered recent pay stubs, employment details, tax documents, and banking information if needed for financing. I understand how credit, debt, income, and down payment can affect approval. I know whether I may qualify for first-time buyer programs, rebates, or savings tools. I have chosen a lawyer or know who I would contact if an offer is accepted. I have reviewed the estimated monthly costs of ownership, including taxes, utilities, insurance, and maintenance.
