Use this during or after showings to stay focused on the things that can affect cost, comfort, and long-term fit. Nice finishes matter, but they should not distract from bigger issues.

Big-ticket items

Look beyond cosmetic updates and staging.

I checked the visible condition or approximate age of the roof. I checked the visible condition or approximate age of the windows. I checked the furnace, air conditioner, hot water tank, and electrical panel where visible. I looked for signs of basement moisture, water staining, musty smells, or foundation cracking. I noted any obvious plumbing, electrical, or structural concerns to ask about later. I considered whether major repairs could affect my budget after closing.

Layout and daily living

A home needs to work after the excitement wears off.

The layout works for daily routines, furniture, storage, and future needs. The kitchen, bathrooms, bedrooms, and main living areas feel functional, not just visually updated. There is enough storage, closet space, basement/garage space, or room for practical items. I noticed noise transfer, natural light, smells, stairs, ceiling height, and traffic flow. I know what I would want to change immediately and what that might cost.

Exterior and property fit

The outside of the home can carry hidden costs too.

I looked at grading, drainage, driveway condition, fencing, deck, porch, and landscaping. Parking works for my household and visitors. The lot size, yard, privacy, and maintenance level fit my lifestyle. Neighbouring properties, traffic, noise, and nearby uses feel acceptable. I considered whether the exterior condition could affect insurance, inspection, or future resale.

Follow-up questions

A good showing should create clear next questions.

I wrote down anything I want clarified before deciding on an offer. I want to know the age of major components if it was not available. I want to know what is included or excluded, such as appliances, fixtures, rentals, or equipment. I want to confirm taxes, utility costs, rental contracts, permits, or known issues where relevant. I compared the home to other options instead of judging it in isolation.
