These questions focus on preparation, pricing, offer quality, timing, and what sellers actually need to understand before going to market.

You do not need the home to be perfect first. It is often better to have an early walkthrough before spending money. That way you can separate high-impact preparation from projects that may not improve the sale enough to justify the cost.

Start with visible, practical items: cleaning, decluttering, minor repairs, paint touch-ups, lighting, curb appeal, odours, loose handles, damaged trim, and anything that makes the home feel neglected. Be cautious with major renovations right before selling unless there is a clear reason and likely return.

A realistic value should be based on recent comparable sales, current competition, property condition, location, lot, layout, updates, timing, and buyer demand. Online estimates can be a starting point, but they usually miss important local and property-specific details.

Sometimes that strategy backfires. If the list price is too high, serious buyers may skip the home, showings can slow down, and the property can start to feel stale. The best pricing strategy depends on the market, comparable sales, competition, condition, and how buyers are likely to respond.

Price matters, but so do conditions, deposit amount, closing date, financing risk, inclusions, exclusions, buyer flexibility, and certainty. A higher offer is not always stronger if it has more risk or a lower chance of closing smoothly.

Buying first may give you more control over where you move, but it can create financing, bridge-loan, or carrying-cost risk. Selling first can make your budget clearer, but it can also create pressure to find the next place quickly. The right order depends on your finances, timing, risk tolerance, and the market.
