These questions are meant to help you avoid guessing about budget, closing costs, showings, offers, and what happens after an offer is accepted.

Before viewing homes seriously, you should have a rough budget, a down payment plan, an estimate of closing costs, a sense of monthly carrying costs, and a basic idea of your must-haves versus nice-to-haves. Otherwise, showings can become exciting but unfocused.

Start with affordability and payment estimates, but do not rely on purchase price alone. Monthly comfort depends on mortgage payment, property tax, utilities, insurance, condo fees if applicable, debts, and your lifestyle. A mortgage professional should confirm what you qualify for, but the calculators can help you understand the range before that conversation.

Closing costs vary, but buyers should usually plan for more than the down payment. Land transfer tax, legal fees, title insurance, inspection costs, adjustments, moving expenses, and a repair buffer can all matter. The cash-needed calculator is designed to help you plan for those extras instead of being surprised late in the process.

Look beyond paint, furniture, and staging. Pay attention to layout, storage, basement condition, roof age, windows, furnace, AC, water stains, grading, parking, noise, neighbouring properties, and whether the home still works once the excitement wears off. Conditions can protect you, but they can also affect how competitive your offer looks. Common conditions involve financing, inspection, insurance, sale of property, or lawyer review depending on the situation. Removing conditions without understanding the risk can be costly, so this should be discussed carefully before writing.

Compare more than price. Look at monthly carrying costs, location, layout, condition, likely repairs, resale fit, commute, parking, yard, basement usability, and how much work you would need to do right away. A slightly cheaper home is not always the better buy if it creates higher costs or compromises that matter to you.

After acceptance, the focus shifts to deadlines. Depending on the offer, you may need to satisfy conditions, submit the deposit, arrange a lawyer, finalize financing, arrange insurance, book inspections, review documents, and prepare for closing.
